Bosham is a historic coastal village in Chichester Harbour, West Sussex — one of the most architecturally sensitive environments in the county, with a conservation area, Listed buildings, and the kind of rural access conditions that make scaffold delivery and erection a planning exercise in its own right. This job involved a barn conversion project at a rural property in Bosham: agricultural building character, a working site, and the access constraints typical of a property set back from the road on a rural lane.

Pinnacle was appointed by nu media group, whose studio occupies the converted barn complex on the Bosham site. The job required scaffold across the commercial building for external maintenance work.

The Challenge

Rural commercial properties present a different set of access and scaffold challenges to urban or suburban sites. Lane access, turning space for scaffold lorries, and uneven ground around agricultural buildings all need to be confirmed on the site visit rather than assumed. Bosham's position within a conservation area adds a layer of awareness around any scaffold that is visible from the public realm.

The barn character of the building — older fabric, irregular rooflines, and agricultural construction rather than standard residential or commercial structure — meant the scaffold design had to be assessed individually rather than applied from a standard template.

Our Approach

Pinnacle carried out a site survey to confirm vehicle access via the lane approach, assess ground conditions around the building, and design the scaffold structure around the barn's roof profile and elevation requirements. The scaffold was erected to provide full external access for the maintenance programme, dismantled cleanly on completion, and the site handed back without disruption to the working studio environment.

RAMS documentation and method statements were provided. Every operative held a current CISRS card.
