There is no single price for scaffolding, and any contractor who quotes one over the phone without seeing the property is guessing. The height and the number of lifts

A single lift to reach a gutter is a different structure to a four lift scaffold reaching a ridge. Each lift adds material, labour and time.

The number of elevations

A chimney stack usually needs access to one face. A full re-roof usually needs a wrap around the whole property, which can be three or four times the material.

Access and the base

A property with a driveway and a level front is straightforward. A terraced house on a Rayleigh hillside street, where the ground falls away and the scaffold has to be levelled and based on sloping hard standing, takes longer to set out and needs more material.

Whether a highway licence is needed

If any part of the scaffold sits on the pavement or the road, an Essex County Council licence is required, and that adds both cost and lead time.

How long you need it

Scaffolding is hired, not bought. The initial price covers erection, a hire period and dismantling, and going beyond the agreed period costs more.

Most Rayleigh homes needing scaffolding are 1930s bay-fronted semis on the hillside estates, and they are now at the age where roofs need replacing rather than patching. The town's housing splits into three distinct eras and each one scaffolds differently.

The High Street and the older centre

Rayleigh's High Street mixes Victorian commercial frontages with later infill, and it includes listed buildings. A listed or period frontage rules out standard tie systems, because penetrating fixings into historic fabric are not acceptable. That means a design that transfers load to the ground rather than into the building, and it means the survey has to happen before the price rather than after. These properties also front the footway, so a highway licence is usually required.

The interwar hillside estates

The bulk of Rayleigh's residential stock is 1930s neo-Georgian semi-detached housing, brick built with bay windows, tiled roofs and front gardens, spread across the slope of the town. Three things follow from that. Bay windows project, so the scaffold has to be set out around them rather than through them. Front gardens and boundary walls affect where the base can go and how materials get in. And the hillside means the ground rarely sits level, so base plates, sole boards and levelling take longer here than on a flat street.

The post-war and modern estates

South of the town centre, the post-war council and private estates are more open, with wider frontages and better vehicle access, which makes loading and erection simpler. The 1990s estates built on former greenfield land usually have good access but tighter plot boundaries, so the scaffold footprint has to be agreed with the neighbour more often than you might expect.

Falls from height remain the most common cause of fatal injury in construction, according to the Health and Safety Executive. That is the reason scaffolding is regulated the way it is, and it is the reason the accreditations matter rather than being decoration on a website.

All scaffolding is erected in compliance with the Work at Height Regulations 2005 and the relevant HSE guidance, and inspected at the required intervals for the duration of the hire.

We do not subcontract. The team that surveys the job is the team that erects it, which means the person who assessed the access and the tie positions is the person building to that assessment.
